Will I receive physical documents relating to the purchase of the apartment?

Yes, once the Developer has received confirmation of your payment into their Escrow account, they will prepare and send to you a Disclosure Statement, Sales & Purchase Agreement and a form to register your apartment with the Land Registry Department (DLD). When these have been returned and registered with DLD, you will also receive confirmation. On handover date in Summer 2019, you will then also receive the Deeds and Keys to your apartment.

What payment plans do you offer?

Purchasers can choose from 2 payment plan: 50/50 or 100%.  Our 50/50 plan is where you pay 50% on reservation and 50% on completion in Summer 2019 and our 100% plan is where you choose to pay 100% upfront. Those paying 100% will enjoy a further 5% discount on the price of their chosen apartment.

Are there any additional fees to pay?

There is a Land Registry fees of 4% of the purchase price and an administration fee of $365.  Both of these fees will be added to your shopping cart on checkout, and will be taken with your purchase payment i.e. 1 transaction.

Where does my money go?

All payments will be processed using BitPay, the industry leading bitcoin payment platform. Your payment is paid directly into the Developer’s Escrow bank account. This amount will include the purchase price after any discounts applicable, along with the Land Registry fees of 4% and administration fee.

Is my money safe between now and completion?

Dubai Law 8 (2007) protects those investing in off-plan projects. Developers & projects must be registered with the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA). Developers now have to purchase the land that they will develop, and any payment they receive from off-plan property sales must go directly into an Escrow account. This account is closely monitored by RERA and can only be accessed by the developer as construction milestones are reached. In the event of an emergency whereby the project is not delivered, the Escrow Agent of the project must, after consultation with the DLD, take the required measures to preserve the rights of depositors and ensure that the project is completed, otherwise depositors are refunded their payments (Article 15, Law 8, 2007).

Monies paid for an apartment at Aston Plaza & Residences go directly to the Developer’s Escrow account at Mashreq Bank, DIC Building 4, Shaikh Zayed Road, Dubai Media City.

What other costs are there in addition to the price of the apartment?
